Rental Agreement
Bookings are not complete until the Rental Agreement has been signed. A digital copy will be sent to you via email, and is required to be signed within 48 hours of receiving the agreement to finalize booking. If Door25 does not receive a signed copy of the Rental Agreement the reservation may be cancelled and refunds will be processed as per our refund policy. A $50 administration fee will apply.
THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on RESERVATION DATE between the following:
Guest (including all Authorized Guests): GUEST NAME ("Guest”), and Host: Natalie Strouth and Nick Hirn (“Host”).
THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:
Mailing Address: PROPERTY ADDRESS. Hereinafter known as the “Premises.”
RENTAL TERM. The Guest shall be allowed to occupy the Premises starting
- Check-in: DATE at TIME
- Check-out: DATE at TIME
Check-in and check-out times are strictly enforced to allow for the thorough inspection, cleaning and maintenance of the premises. A $100 fee may be charged for unexpected early arrivals or late check-outs.
TOTAL CHARGES: $__________.
If paying by e-transfer we require a 50% deposit secure booking and remainder due 14 days prior to check-in.
If paying by credit card, 50% will be automatically charged 30 days prior to check-in, and the remainder automatically charged 14 days prior to check-in.
CANCELLATION AND REFUND POLICY:
100% Refund up to 30 days before arrival
50% Refund up to 15 days before arrival
SECURITY DEPOSIT. A security deposit for the amount of $500 will be held via credit card as a pre-authorizated charge 2 days prior to check-out. The security deposit will be used in part or in full to fix or replace any property that has been damaged or removed from the premised or cover any costs incurred by the owner in the case of any of this agreement being violated. The host will notify the guest of any charges and work with guest to come to a reasonable cost. If no charges have been incurred the security deposit will be refunded to the Guest within 5 days of check-out. A credit card must be added the guests secure portal if paying by e-transfer.
TERMS and CONDITIONS:
Failure to comply with any of these terms will result in this Agreement being subject to termination by the Host, the Guest being asked to leave the Premises and no refund provided.
OCCUPANTS. The total number of individuals staying on the Premises during the Rental Term shall be a total of {{number_of_guests}} guests. Additional guests may be permitted at the sole discretion of the Host. An Additional fee may apply.
PETS. Pets must be pre-approved by the Host and associated fees paid. Only approved pets are allowed on the premises during the rental period under the following conditions:
- Pets must stay off all furniture.
- Guests must clean up after their pets both inside and outside.
- Pets must remain on the rental property and not enter neighboring properties.
- Guests must control barking and noise to avoid disturbing neighbors.
- Guests are responsible for any damage or extra cleaning caused by their pets.
QUIET HOURS. Quiet hours begin at 10:00 PM each night and continues until 8:00 AM. Quiet hours consist of keeping all audio at a minimum level, including barking of dogs, out of respect for the surrounding residents and by-laws.
PEACEFUL ENJOYMENT. The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area and not create a disturbance by excessive activity or parties.
SMOKING POLICY. Smoking within and on any decks/porches that are attached to the Premises is not permitted. The Guest acknowledges that this is a non-smoking Premises. Anyone smoking must do so outside off any decks/porches and do not litter on the ground.
BY-LAWS. Guests must abide by all laws and local by-laws.
PARKING. Parking is only allowed in the parking spaces provided. Do not park on any lawns, wooded areas, neighbors property or the road. Failure to comply will result in this Agreement being subject to termination by the Host and no refund provided.
MAINTENANCE AND REPAIRS. The Guest shall maintain all Premises equipment, furniture, fixtures, fittings and effects in the same state of repair and condition as at the commencement of the rental term. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees that the Host shall deduct costs of said services from any Security Deposit prior to a refund if Guest causes damage to the Premises or its furnishings. The Guests agree to report immediately details of any significant damage done to the Premises or any of the property, equipment, furniture, fittings and effects.
INSPECTION. The Host, its agent, or contractors shall be allowed access to the Premises at any reasonable time during the Rental Period for maintenance or inspection.
WATER & SEWAGE. If the Premises is not serviced by municipal water or sewage services the Guest agrees to follow all guidelines provided during the Rental Period. The Guest agrees to pay for any damage or repairs required if guidelines are not followed. Instructions will be provided within premises.
GARBAGE & RECYCLING. The Guests shall dispose of all waste material generated during the Rental Term under the instruction and direction of the Host. Instructions will be provided within premises.
OPEN FIRES. The Guests shall follow the Hosts open fire protocols and local by-laws at all times of the Rental Term. Open Fires are not guaranteed due to local by-laws and safety regulations. The Host will provide status updates 3 days prior to check-in. Instructions will be provided within premises.
FIREWORKS. Fireworks are not permitted at any time on the premises.
ACCESS TO PREMISES. The Guest will be given a lock combination or keypad code for the front door three days prior to the rental period. If leaving the Premises, the Guest agrees to lock all doors and windows before leaving. The Guest agrees to refrain from accessing areas and/or buildings not permitted by the Host.
SECURITY CAMERAS. For security reasons, the Premises has a camera that monitors the street and driveway of the Premises. The Guest agrees not to obscure or disable the camera at any time.
ILLEGAL ACTIVITY. The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund.
GOOD WORKING ORDER. The Host makes every effort to maintain the Premises in good working order. If necessary, the Host will attempt to replace, fix or schedule maintenance as soon as an issue is reported. In rural areas, items and services may take longer than expected. No discounts or refunds will be given for equipment or appliance failure, internet, utilities, technical difficulties or disruptions to enjoyment of the Premises due to power outages or other occurrences outside of the Hosts control.
POSSESSIONS. Any personal items or possessions that are left on the Premises are not the responsibility of the Host. The Host shall make every reasonable effort to return the item to the Guest. If claims are not made within two (2) weeks the Host shall be able to keep such items to sell, dispose or for personal use.
ACCURACY. The Host has made every effort to ensure that all information on all websites is correct at the time of publication or at the time of inspection of the Premises. This information made by the Host is made in good faith and the Host cannot be held liable in any way for minor changes.
RIGHT TO REFUSE. The Host has the right to refuse entry to the Premises to all or any persons, without refund, whom the Host considers to be in material breach of these Terms and Conditions. Such breaches include conduct in an offensive or disorderly manner. In such an event, the Host will not be liable for any payment to the Guest and will retain all monies paid.
GUEST ACKNOWLEDGMENT. The Guest acknowledges that they are entering into the Guest Agreement on their own behalf and are not acting as agent and/or representative on behalf of any other person and/or additional guest not listed in the Guest Agreement. The Guest further agrees that they shall not assign or sublet the Premises.
HOST LIABILITY. The Guest represents, warrants, and acknowledges that they will use the Premises and its amenities including hot tub, water craft (SUP, kayak), lake access via ramp or rocks, park pass etc.at their own risk and indemnify and save the Host and/or its agents harmless from any personal injury, sickness, death, loss or damage however caused, to person or property, his/her family or guests, pets, during or after the time of occupancy. Further, the Guest accepts full responsibility for the use of all outdoor recreational equipment such as SUP boards, kayak, life jackets etc., and agrees to pay for any repairs or replacement of said equipment, other than normal wear.
EVENTS BEYOND THE HOSTS CONTROL. The Hosts will always do their best to ensure a smooth stay but cannot be responsible for events beyond their control, such as severe weather, power outages, water issues, road closures, lake conditions, travel advisories, or other unexpected circumstances. Refunds or compensation may not be provided in such cases.
ENFORCEMENT AND LEGAL FEES. The Guest agrees to cover any reasonable costs, including legal fees and other expenses, that the Host may incur in enforcing the terms of this agreement.
GOVERNING REGULATIONS. If government laws or regulations prevent the Host from providing the rental accommodation outlined in this agreement, the Host has the right to cancel this agreement for this booking. In the event of a cancellation by the Host, a refund will be processed for all monies received from the Guest including rental charges and security deposit.
UNENFORCEABLE. If any portion of this agreement is deemed unenforceable, the rest of the agreement shall stand as written.
I, GUEST NAME, on behalf of myself and other authorized Guests, shall be responsible in law for strict compliance with the provisions of this Agreement by all persons directly and indirectly occupying, attending at, or otherwise in any way using the Premises during, or in any way relating to, the Rental Period. I hereby acknowledge that I/ We have read and understand all conditions of the Guest Agreement agree to the Terms and Conditions. I/We further acknowledge that this offer is only valid for 48 hours from the time the booking payment was processed, after which time it becomes null and void and the reservation will be cancelled as per the Hosts cancellation and refund policy.
